Financing
Every loan with lender, interest rate, repayment, instalment and fixed-rate end. The repayment schedule shows the balance on any date, and statements from the bank confirm it.
Rent roll
Every lease with tenant, rent, term, deposit and the agreed rent adjustment, such as index-linked or stepped rent.
Income and expenses
Rent and other income, running costs, interest, repayment and capital expenditure, booked from statements and invoices or entered by hand.
Key figures
Gross and net yield, price multiple, loan-to-value, debt service coverage, cash-on-cash return and IRR, per property and for the portfolio.
